Overview

What Office Building Security Covers

Office building security is control over who enters a workplace, watch over the people and equipment inside it, and a written record of every shift, whether the building holds one company or fifty tenants.

Corporate office and high-rise security guards do the same core work for different clients. At a company headquarters the officer answers to your facilities lead or HR and learns employees by face. In a multi-tenant tower the client is the property manager and chief engineer, and the officer deals all day with tenants, couriers, contractors and movers. In a business park the ground spreads across several low buildings and shared parking, so patrol matters more than one lobby desk.

Most office losses involve people who already have some access, such as an ex-employee whose badge still works or a contractor who leaves with a monitor. CAL Security Group staffs these posts in Los Angeles, Orange, Ventura and San Bernardino counties and the San Fernando Valley.

The Risks

Security Risks in Office Buildings

Office losses rarely look like a break-in. They look like normal traffic until someone checks.

  • Tailgating through lobby turnstiles, side doors and garage entrances
  • Laptops, monitors and docking gear leaving with no property pass
  • Former employees returning after a termination
  • Stairwells used for sleeping, smoking or moving between floors
  • Dock theft during move-ins, deliveries and trash runs
  • Break-ins at dark suites and shared lots in business parks
The Post

How the Post Changes by Building

The client, the hours and the hard parts differ by building.

Company Headquarters

One employer, one badge system. The officer checks every badge at the main door, runs visitor passes, stands by at terminations and checks outgoing equipment against signed property passes.

Multi-Tenant High-Rise

The console is usually staffed at all hours. Visitor check-in for every tenant, couriers routed to the dock, each tenant's after-hours list, freight bookings, and stairwell checks from roof to garage overnight.

Business Park or Complex

Several buildings, shared lots and no single front door. A rover or vehicle patrol checks suite doors, loading areas and parking, answers tenant calls under the post orders, and logs vehicles left overnight.

Nights and Weekends

Sweeps of doors, IT closets and mechanical rooms, cleaning crews signed in, late workers checked against the access list. Offices with a staffed reception desk often need an officer only for these hours.

Post Orders & Reports

What Office Post Orders Should Cover

We write them with your facilities, HR or property lead, and brief the officer before the first shift.

Badge rule. Who gets a temporary badge, who approves it and when it expires.

Barred-persons list. Names and photos from HR, and the exact steps when one of them shows up.

Termination standby. Where the officer waits, who does the talking and which exit the employee uses.

Tenant lists. A current after-hours list and an emergency contact for each suite.

Dock and contractors. Delivery hours, certificate of insurance on file, keys out and back.

Fire alarm steps. In the City of Los Angeles, Fire Code Section 57.408 requires each high-rise to keep an emergency plan with a Fire Safety Director and floor wardens. The post orders put the officer under that plan.

The shift report flags propped doors, tailgating, failed badge readers, stairwell doors that do not latch, trouble signals on the fire alarm panel and after-hours entries by name. Since July 1, 2024, most California employers must keep a written workplace violence prevention plan and a violent incident log under Labor Code Section 6401.9 (see Cal/OSHA guidance). A report with the time, place and facts of each incident feeds that log.

FAQ

Office and High-Rise Security Questions

What makes a building a high-rise in California?
A building is a high-rise in California when it has occupied floors more than 75 feet (about 23 metres) above the lowest floor level with building access, under Health and Safety Code Section 13210. High-rises carry extra fire and life safety rules, and the security post orders have to match them.
What does the lobby officer do when the fire alarm sounds?
The officer follows your building's emergency plan. A typical plan keeps the officer at the lobby or fire control room, stops people from going back up, meets the fire department with keys and floor plans, and reports to the Fire Safety Director. The officer never resets the panel unless the plan says so.
Does a business park need a standing officer or a patrol?
Patrol is the usual starting point. A vehicle patrol that checks suite doors, loading areas and lots several times a night covers spread-out buildings for less than a standing post. Add a standing officer where one building has a staffed lobby, a history of break-ins or tenants working late.
How much does office building security cost?
Unarmed security guards in Southern California generally bill at $22 to $40 per hour across the market. Hours, the number of posts and the mix of console officers, rovers and patrols set your price. After a free site walk you get a written quote broken out post by post.
